Jakarta, Aktual.com – Colliers International said the office sector competition in Jakarta and surrounding areas will be tighter because of the large supply of new office but relatively reduced number of requests.

“Competition in the office sector is very tight because of excess stock from this year until a few years into the future,” said Senior Associate Director of Colliers International Indonesia Ferry Salanto in property exposure in Jakarta, Tuesday (4/10).

According to Ferry Salanto, the excess supply of office space occurred in both the CBD or regional business centers and outside (non-CBD). In addition to the excess supply, a reduction in the level of demand can also be caused by global economic conditions have not improved so that would be a correction in rental rates.

Situation correction or reduction in rental rates, he added, occurred initially in the CBD then other areas, such as in TB Simatupang (South Jakarta) and Slipi (West Jakarta)followed.

“Because CBD lowered prices, others also lowered because the CBD to be bench mark or reference,” he said.

He added that the situation gave rise to the “tenant market”.
Tenant market means the tenant has more options and freedom to relocate to a new office building quality is better and costs much cheaper rent for new and are trying to attract tenants.
